  • Weekly updates on new properties on the market and properties recently sold.  Every three weeks, a new CMA will be prepared to assist in judging the market to insure proper pricing of the property
  • Full representation as the Seller's Agent
  • Qualify of prospective buyers
  • Full presentation and professional explanation of all offers including the pro's and con's of all aspects of the offer(s) and assistance in negotiating offers/counter-offers
  • Contacting the buyer's loan officer to verify that a buyer IS qualified for a loan in the amount of the sale price
  • Preparation of a Seller's Estimated Net Sheet to show the seller what the estimated net will be from a particular offer and/or counter-offer
  • Assistance and professional advice to the seller in preparing counter-offers
  • Insure collection of Earnest Money or Option Fee checks from represented or non-represented buyers
  • Insuring that the Earnest Money and Executed Contract are delivered to the title company and are properly receipted and insuring receipt of the Option Fee by the seller
  • Provide copies of all offers, contracts and addendums, checks, etc…. to the seller
  • Assistance in scheduling the buyer's home inspection
  • Professional advice on the results of the home inspection and any subsequent request for repairs presented by the buyer
  • Assistance in scheduling the buyer's appraisal
  • Professional advice on how to handle Lender Required Repairs that result from the buyer's appraisal
  • Assistance in scheduling any required or necessary repairs to the property
  • Regularly communication with the buyer's loan officer and with the title company to verify that the transaction is progressing as needed to insure an on-time closing
  • Assistance with any amendments or new negotiations of the contract
  • Professional review of the HUD-1 document to verify accuracy of closing costs charged to the seller
  • Attending the closing with the seller to oversee proper fulfillment of all terms of the contract and distribution of closing proceeds
  • Assistance to insure a smooth transfer of the property and keys to the buyer after closing and funding
