If you have not yet begun to arrange for the financing of your new home, let me encourage you to begin the pre-qualification process prior to looking at homes.
Being pre-qualified is important for several reasons....#1--you'll know exactly how much home you qualify for (and with interest rates being so low right now, you might be able to get more home than you thought!) which will help us to know which houses to look at....I will ONLY show you homes that are in your price range!
#2--you'll get a good idea of what your monthly payment will be at that maximum home price. To me, this is most important as I want to be sure we stay within the monthly payment amount that YOU are comfortable with.....if you want your payments around $1,200/month then we need to keep our search at homes around $125,000. Even if you are approved for $125,000....if you want to keep your payments, say around $900/month....then I need to know that so I only show you homes in the $90,000 range!
#3--you'll know how much money you'll need for your closing costs and down payment when it comes time to go to the closing table. And IF you need the seller to contribute to your closing costs, we'll have a better idea of how much to ask for in the offer you make.
And finally, #4--99% of the sellers and sellers' agents require that a pre-qualification or pre-approval letter be submitted with an offer. If you are already pre-qualified then you are WAY ahead of the game and are prepared when it is time to make an offer on the home you want.
